Roofing in Conway

Conway is far enough from the ocean that a coastal specification is often being sold rather than needed, and close enough that the wind still matters.

Conway sits on the Waccamaw River about fifteen miles inland, and it is genuinely a different environment from the beach. Salt reaches here in far lower concentration, the tree canopy is heavy, and the humidity has somewhere to sit.

That produces a different roof problem and, usefully, a different price.

What actually fails here

Organic growth. Heavy shade and long damp means algae staining and, on the most shaded roofs, moss. Algae is cosmetic. Moss is not, because it holds water against the surface and lifts shingle edges.

Debris. Mature oaks fill valleys and gutters. A dammed valley pushes water sideways under the shingles. A full gutter backs water under the bottom course at the eave. Both look exactly like roof failure and neither is.

Limbs. Anything touching the roof abrades granules off it every time it blows.

Humidity in the attic. Warm damp air on a cool deck condenses, wets the sheathing, and produces stains that no roofing work will stop. That is a ventilation job.

What does not fail here

Salt corrosion on fasteners and flashing, which is the defining coastal failure, is far less aggressive this far inland.

Which matters commercially. A bid that prices full marine specification hardware for a Conway house is charging you for a problem you mostly do not have. Ask why it is specified. There may be a decent answer, particularly on the eastern edge of town, but you are entitled to hear it.

The wind is still real

Being inland does not mean sheltered. Named storms reach Conway with plenty left, and sustained wind over hours is harder on a roof edge than a brief violent gust. Edge detail, starter course and drip edge still deserve attention.

Practical

Conway is where most of the area’s roofing companies can work comfortably, so you have real choice. Use it: get three bids in a quiet month, reduce them to line items, and pay attention to what each says about ventilation, because in this microclimate that is where roof life is won or lost.
