Roofing in Murrells Inlet

Marsh air is damp, salty and still. Roof hardware ages faster in it than people expect.

Murrells Inlet sits around a tidal creek and salt marsh at the southern end of the Strand, and its roofing environment is genuinely distinct from open oceanfront.

Marsh is not the same as beach

Open beachfront gets salt spray and a great deal of wind, and the wind at least dries things.

Marsh gets salt in the air, persistent humidity, and frequently much less air movement, particularly on properties tucked behind vegetation. Damp that does not dry is harder on metal than damp that does, and roofs here often show corrosion on fasteners, flashing and vent housings earlier than their distance from the ocean would suggest.

The practical consequence is the same as anywhere coastal but with less room for compromise: corrosion resistant specification on everything metallic, and inspection intervals that treat the hardware as the thing most likely to fail.

Shade and growth

Marshside properties frequently have mature live oaks and heavy vegetation. Combine persistent damp with heavy shade and you get the conditions for algae and, where it is really shaded, moss.

Moss matters. It holds water against the surface, lifts shingle edges, and genuinely shortens roof life in a way that flat algae staining does not.

Two counties

The southern end of the area runs into Georgetown County, and permitting requirements and inspection practices are not identical across the line. A contractor who works both sides will know which applies to your address; one who works mostly north of here may assume.

It is worth asking the question rather than discovering the answer at inspection.

Elevation and water

A good deal of property here sits low and close to water, which is a flood conversation rather than a roof one, but the two meet in one place: after a serious storm, water damage from below and from above get investigated together, and documenting which is which matters for the claim.

Photograph everything, separately and thoroughly, before anything is cleaned up.
