Everything that makes a coastal roof last is invisible once the shingles are on. That is why the contract matters more here than the handshake.

The sequence is ordinary: tear off, inspect and repair the deck, dry in, redo the details, lay the field, sort ventilation, clean up. What makes it a coastal job rather than a generic one sits inside three of those steps.

Fastening

Design wind speeds along the Strand are higher than inland, and the roof should be fastened to match: more nails per shingle, placed correctly rather than approximately, and real attention to the starter course, the drip edge and the rake, which is where wind gets a purchase.

This is labour rather than material, so it is the easiest corner to cut and the hardest to see afterwards. Ask what fastening schedule the bid assumes.

Metal that survives salt

Every piece of metal on a coastal roof is on a countdown: drip edge, step flashing, counter flashing, valley metal, vent housings, fasteners. Specification that is perfectly sound in Columbia can corrode here in a fraction of its expected life.

If a bid does not say what the metal is, that is a question. Corrosion resistant specification costs more and it is the difference between a roof that ages and a roof that comes apart at its edges.

The deck

Salt air, humidity and years of small leaks around penetrations mean coastal decking holds more surprises than inland decking. Get a per sheet replacement price in the contract before the roof is opened, not while it is open.

What the contract should name

Shingle by manufacturer, line and wind rating. Fastening schedule. Underlayment type. Corrosion specification for all flashing, drip edge and fasteners. New boots and flashing, stated as new. Ventilation, intake and exhaust. Per sheet decking price. Permit. Workmanship and material warranties separately, with lengths. A payment schedule that does not front load.

Questions people ask

Best time of year?

Late autumn through early spring. Crews are less pressed, prices are usually better, and you are not competing with storm season for attention.

How long will it take?

Two to four days for a typical house, weather permitting. No responsible crew opens a roof it cannot dry in the same day, so forecasts move schedules more here than inland.

Should I go metal?

Possibly, and the alloy and coating decide whether it is a thirty year roof or a ten year one this close to salt. Metal near the ocean is a specification question, not a style question.
